Design and Build

How is the Innovation Hub being constructed?

The Innovation Hub building is designed to be a best-practice example of how off-site construction methods can support construction and operation. Both from the point of view of the contractor, but also the client and users. It will also showcase sustainable development as it will meet BREEAM Excellent standards of sustainability by looking at the following aspects of building design and operation:

  • Management
  • Energy
  • Health and wellbeing
  • Transport
  • Water
  • Materials
  • Waste
  • Land use and ecology
  • Pollution

The design has also considered the use off-site/pre-manufactured construction methods in order to stand as an example of excellence and provide practical insights to SMEs considering working with them.

During the construction process in year one of I-Construct, the hub will act as a demonstration project to raise awareness and understanding about off-site and modular construction methods, design and procurement issues, BIM Level 2, BREEAM Excellent standards.

Once built, the Hub will continue to act as a demonstration building and the performance of the building will be monitored, enabling learnings from the construction process to be captured and disseminated to encourage adoption of these new methods.

BREEAM is the world’s leading sustainability assessment method for masterplanning projects, infrastructure and buildings. It recognises and reflects the value in higher performing assets across the built environment lifecycle, from new construction to in-use and refurbishment.
